Receive Confirmation Email
Receive a confirmation email with the contact information for your commercial mortgage specialist.
Our team will stay with the transaction from the initial quote through closing.
Receive Preliminary Quote
Within 48-72 hours your commercial loan specialist will email a soft quote based on the information provided in your commercial loan request or apartment loan request summary.
Your commercial loan or apartment loan quote will also contain the additional diligence needed to issue a Letter of Engagement or conditional approval.
Standard documents include P&Ls, rent roll and photos for the subject property along with a personal financial statement and schedule of real estate owned for all key principals of the borrowing entity.
Letter of Engagement Issued
A Letter of Engagement or conditional approval is issued typically within 3-5 days of receipt of the outstanding diligence outlined in your initial quote.
The Letter of Engagement will provide detailed information about the rate, terms costs and conditions of the loan.
You can accept our offer or not. There is no cost or obligation up until this point.
Start the Underwriting Process
Once you execute the Letter of Engagement and submit the expense deposit required to process your loan (cover the appraisal and inspection costs), your loan will be transitioned into underwriting.
Third party reports are ordered.
An outstanding due diligence checklist will be provided.
Our goal is to obtain the outstanding due diligence before the third party reports are due.
Receive third party reports, finalize underwriting and issue a firm commitment.
Close
Our goal is to close your commercial or apartment loan as soon as possible.
You can at a local escrow office.
The closing package, including the loan documents, will be emailed to the selected closing office.
